1. What is an amortization schedule?

An amortization schedule is a complete table showing every payment over the life of your loan — broken into principal and interest, with the balance remaining after each payment. It's the most honest view of what a home loan actually costs.

For a reducing-balance loan (which home loans are), interest is calculated on the outstanding balance each month. As you repay, the balance falls, so the interest portion of each payment also falls — while the principal portion rises. By the final year, almost all of your EMI goes to principal.

2. The four numbers in every row

Each row of the schedule contains the same information:

  • Principal paid: How much of that payment reduces your outstanding balance.
  • Interest paid: The lender's fee for that period, calculated on the balance at the start of the month.
  • Total payment: The sum of the two — your EMI for that month (constant except for the last payment).
  • Balance remaining: What you still owe after that payment.

The pattern is unmistakable: early rows show high interest and low principal. Late rows flip. The crossover point — where principal equals interest — is roughly at the 60% mark of a typical 20-year home loan.

3. Why reading the schedule is worth 10 minutes

Most borrowers never look at their amortization schedule. That's a mistake — because the schedule is where you learn:

  • Whether your EMI is really reducing your principal fast enough.
  • How much time and money a prepayment would actually save.
  • How a 5-year shorter tenure would reshape your entire repayment.
  • Which year is the "crossover" — when interest finally becomes a minority of your payment.

4. Prepayment — how it reshapes the schedule

When you prepay, the entire extra amount goes directly to principal. This has two effects:

  • The balance drops immediately, which lowers all future interest charges.
  • The loan finishes earlier — several monthly payments disappear from the schedule entirely.

On a ₹60L, 8.5%, 20-year loan, adding ₹5,000/month extra:

  • Reduces total interest by roughly ₹18–₹22 lakh
  • Closes the loan about 4–5 years early — roughly 50 fewer payments
  • Removes those payments from the schedule entirely (they simply don't happen)

6. What is the "crossover point"?

The crossover point is where the principal portion of your EMI equals the interest portion. Before it, most of your payment goes to interest. After it, most goes to principal. On a standard 20-year loan at 8.5%, the crossover typically happens around year 12–13.

Knowing your crossover point is useful: if you're well before it, prepaying has an outsized effect on future interest. If you're past it, most of your payment is already going to principal, so prepayment saves less.

9. A practical prepayment strategy

If you're planning to prepay, here's a simple framework that works well:

  • Years 1–5: Prepay as much as you can. This is when balance is highest and interest is greatest. Every rupee prepaid saves roughly ₹3–₹4 in future interest.
  • Years 6–10: Prepay if you have surplus. Still effective, though slightly less than earlier years.
  • Years 11–15: Prepay if you want to finish the loan. Diminishing returns — but still saves some interest.
  • Years 16+: Consider whether prepaying is worth it. At this point, most of your EMI already goes to principal.

Alternatively, use the "reduce EMI" option if you prefer monthly cashflow over faster payoff. But note — reducing EMI saves far less interest than reducing tenure.

10. Common mistakes when reading the schedule

  • Focusing on the EMI only. The EMI is just one number — the schedule tells the real story.
  • Ignoring the interest column. That column is where the actual cost of the loan lives.
  • Assuming the final payment is the same. It's usually slightly lower, because the last payment clears the remaining balance exactly.
  • Not checking prepayment's true effect. Prepayment changes the entire remaining schedule — not just one month.
  • Comparing loans without comparing schedules. Two loans with the same EMI can have very different amortization schedules — and very different total costs.
